Fees for Commercial Conveyancing

Commercial Conveyancing Pricing Information

We are not VAT registered. Accordingly, vat is not chargeable on our fees but disbursement may be subject to VAT where applicable.

We offer a fixed-fee commercial conveyancing service, with costs based on the value and complexity of the transaction. Our fees cover the full legal process, including:

  • Taking your initial instructions and carrying out due diligence on the property

  • Undertaking searches and raising necessary enquiries

  • Preparing, managing and exchanging contracts on your behalf

  • Ensuring funds are transferred securely to complete the transaction

  • Registering the property or lease in your name

Please note: the prices listed below exclude disbursements (such as search fees and Land Registry fees).

  • Commercial lease – minimum £1,250
  • Rent deposit deed (in conjunction with lease) £550
  • Notices and statutory declarations under Landlord & Tenant Act 1954 (with lease) £450
  • Commercial conveyancing – 0.5% of price, minimum £1,250
  • Transfer of business including lease assignment – minimum £2,250
  • Licence to assign (usually paid by tenant, if straightforward) £850
  • Authorised guarantee agreement £550
  • Deed of surrender £550
  • Licence for alterations £650

These fees cover our legal work only. Disbursements and any additional third-party costs will be confirmed in your bespoke quote.

Timescales (typical):

A typical commercial property sale or purchase: 8–12 weeks

A typical commercial remortgage: 4–6 weeks

Deposit required:
We normally require £100 on account to cover initial search fees.
